I took that to be an original wall from the old estate.

We sit on the other side of that wall. The guy who built it took 7 days from dawn to dusk to build it, breaking up the stone by hand. Was amazing to watch. Such a beautiful craft.

I don't need up to date maps!!!!!
Just looking through the info now.
So far I have found that there were 2 ponds to the rear of your property before the M7 cut through and of course there would have been huge earthworks to form the motorway, so you just wouldn't know what was disturbed in doing that.
Looking for watermains and geology maps next.

Geology maps show that you are on limestone bedrock with calcerous shale and no fault lines near you. I have tried for ages to get a water mains map without success. They were removed from Wexford county council website a couple of years ago too, they were a great source of information and in my opinion should still be open to the public. I suggest you go to the council offices and ask for a sounding check on the mains supply, notorious for leaks anyway.

The raised piece of ground beside you, does that house an attenuation tank that could be leaking, check the planning drawings? Although I don't see any manhole covers. Are your neighbours similarly affected, if so, it would suggest that you are just on heavy clay soil with poor drainage. Go to the house builders, Bellisle, and see if they can cast any light on your situation. Local knowledge is a great thing.

Neighbours are all affected too and many have resorted to artificial grass. So its a common issue and down to clay soil and bad drainage. How did you determine Cairnsfort btw ?

With regard to the golf, as the leading amateur I will be making a late surge this evening and pass out the nordie. I put 10 on Reed last wednesday at 16/1 and sitting pretty now. But I think Rory will haul him in with his experience of the pressure of these occasions and his hunger to get the one major he doesn't have.
